ADT remains one of the most recognized names in home security, backed by more than 150 years in business and a genuinely large professional monitoring network. That reputation comes bundled with some of the most restrictive contract terms in the industry, though, and understanding exactly what you're agreeing to before a technician shows up matters more with ADT than with most no-contract competitors. This guide walks through the contract length, cancellation charges, and the fine print worth reading closely.

The Standard Contract Length

ADT's traditional, professionally installed systems generally require a minimum 36-month commitment. According to SafeHome's 2026 breakdown of ADT contracts, this three-year term is the standard across most states, though California law reduces the requirement to 24 months for residents there. This isn't a suggested minimum, it's a binding agreement covering monitoring services, and in many cases it also covers financed equipment if you didn't pay for the system outright.

The 75% Early Termination Fee

This is the single most important number to understand before signing. According to Alarm New England's guide on ADT contracts, canceling before the 36-month term ends can trigger a charge of up to 75% of your remaining monthly balance, due immediately upon termination. The math adds up quickly: a customer paying $50 a month with 18 months remaining on their contract could owe roughly $675, and a customer earlier in their term with a higher monthly rate could owe well over $1,000.

It's worth comparing this figure against competitors to understand where it sits. Some reviews note ADT's 75% figure is actually somewhat lower than certain competitors that charge closer to 80% to 100% of the remaining balance, though this is a relatively small comfort given how much money is still at stake either way.

Auto-Renewal Is Built In

Many customers don't realize their contract doesn't simply end after 36 months. According to ADT's own terms of service language, cited in multiple 2026 reviews, the agreement automatically renews for successive terms once the initial period concludes, unless the customer actively cancels. Once you've completed the initial three-year term and moved onto this renewal period, you generally can cancel anytime with 30 days' notice and no termination charge, which is a meaningfully different situation than canceling mid-contract. The catch is remembering to track when your initial term actually ends, since the renewal happens automatically rather than requiring your active agreement.

The Rate Increase Clause

According to Alarm New England, ADT reserves the right to raise monthly monitoring rates even in the middle of an active contract, citing service improvements or added features as justification. There's an important exception buried in this clause, though: according to SafeHome's contract review, if ADT raises your rate mid-contract and doesn't reverse the increase, you may be able to terminate the agreement without paying the early termination charge at all. This is a provision worth knowing exists, since it isn't something ADT is likely to volunteer during a rate increase notice, but it can provide real leverage if your monthly charge suddenly climbs partway through your term.

Exceptions That Waive the Termination Fee

A handful of specific situations can void the early termination charge entirely. Active-duty military members who are re-stationed generally qualify for a fee-free exit, according to SafeHome's review. Moving to a new home doesn't necessarily void the contract, since ADT's agreements are tied to the specific installation address, but it often results in the current contract being closed without a termination charge while a new one is set up at your next address, effectively transferring rather than truly ending the commitment. And as noted above, an unreversed mid-contract rate increase can also open a fee-free exit window.

Installation Charges and Equipment Ownership

Beyond the monitoring contract itself, professionally installed ADT systems often carry a separate installation charge, generally ranging from $99 to $150, according to Alarm New England, though this fee is sometimes waived specifically in exchange for signing a longer-term agreement, an incentive worth recognizing as a trade-off rather than a straightforward favor. It's also worth understanding equipment ownership terms: on certain financed or long-term arrangements, ADT retains ownership of the equipment itself, with the customer paying it off gradually through the bundled monthly charge, which is a different structure than owning the hardware outright from day one.

The DIY Alternative: ADT Self Setup

For anyone hesitant about a 36-month commitment, ADT offers a genuinely different path through its Self Setup line. According to a 2026 breakdown from Budget Seniors, ADT Self Setup runs month-to-month with just a one-month minimum commitment, starting around $24.99 a month for basic monitoring without cameras, or $39.99 a month for a tier that includes live video and cloud storage. Equipment for this line is purchased separately, generally running $269 to $559 depending on the specific components chosen, but there's no long-term contract and no early termination charge tied to the monitoring itself.

This split is worth internalizing clearly: \"ADT\" the traditional, professionally installed product and \"ADT Self Setup\" the DIY product operate under fundamentally different terms, even though they share a brand name. Someone comparing ADT to a no-contract competitor like SimpliSafe should specifically be comparing that competitor against ADT Self Setup, not against ADT's traditional professionally installed contract.

Questions Worth Asking Before Signing

A few direct questions to a sales representative can clarify exactly what you're agreeing to before committing:

What is the exact contract length for my specific plan, and does my state have a shorter requirement?
What would my early termination charge be at the 12-month mark, and again at the 24-month mark, based on my specific monthly rate?
Is my installation charge waived because I'm signing a long-term agreement, and what would it run on a shorter or month-to-month plan instead?
Do I own my equipment outright, or is it financed and owned by ADT until the contract concludes?
What happens automatically when my initial contract term ends, and how do I actually cancel if I don't want it to renew?

FAQs

How long is ADT's standard contract?
Generally 36 months, reduced to 24 months for California residents under state law.

How much does it cost to cancel an ADT contract early?
Up to 75% of your remaining monthly charges, due immediately upon cancellation.

Does ADT's contract renew automatically?
Yes, it renews for successive terms after the initial period unless you actively cancel, though cancellation after the initial term typically requires only 30 days' notice with no termination charge.

Can ADT raise my monthly rate during my contract?
Yes, and if they do and don't reverse it, you may be able to cancel without paying the early termination charge.

Is there a no-contract ADT option?
Yes, ADT Self Setup runs month-to-month with just a one-month minimum, though equipment is purchased separately and camera features require a higher monitoring tier.

Conclusion

ADT's traditional contract terms, a 36-month minimum, a 75% early termination charge, and automatic renewal, represent a genuine commitment that's easy to underestimate at signing and expensive to exit early. Knowing the specific exceptions, military relocation, moving, and unreversed rate increases, along with understanding that ADT Self Setup operates under entirely different month-to-month terms, gives you real options depending on how much flexibility matters relative to professional installation. Reading the exact contract length and termination math for your specific plan before signing remains the single most useful step to avoid an expensive surprise later.
